CertainTeed Windows & Doors: The Houston Owner’s Guide
We stock and install CertainTeed-compatible windows, doors, and replacement parts for Houston homes, with most complete window or door replacements running $4,500–$15,000 installed depending on size and series. For individual hardware or sash components, expect $75–$400 per part including labor on most service calls. Owners usually find us when a window won’t lock, a door drags against the frame, or an IGU (insulated glass unit) has fogged between the panes — a problem Houston humidity accelerates faster than almost anywhere else in the country.
Bradford Remodeling Co Houston is an independent contractor, not affiliated with CertainTeed. We work with CertainTeed products because they’re built well, but when a part fails after years of Gulf Coast heat and moisture, you need a straight answer on what to replace and what it costs. That’s what this page is.
Which CertainTeed Models This Applies To

CertainTeed’s window and door line spans several series, and the replacement part you need depends on which one you have. The most common in Houston homes are the Brynmawr (vinyl, mid-range), Newport (vinyl, builder-grade but solid), Somerton (vinyl, premium glass packages), and their patio door counterparts. Older homes in Montrose and the Heights often have CertainTeed’s aluminum-clad wood lines, while newer construction in Katy, Sugar Land, and The Woodlands skews vinyl.
Here’s the compatibility gotcha most homeowners don’t know: CertainTeed has changed extrusion profiles and hardware mounting patterns across production runs, even within the same series name. A balance cartridge from a 2012 Brynmawr will not always fit a 2019 Brynmawr. You can’t reliably match parts by model name alone. The best identifier is the manufacturer’s label on the top or bottom edge of the operable sash — it carries a product code and date that tells us exactly which profile generation you have. If that label is gone or faded past reading (common in south-facing Houston windows), we measure the sash channel dimensions and identify the hardware by spacing and clip pattern.
For glass, CertainTeed uses their own IGU specifications — thickness, spacer type, and low-E coating vary by series and by which energy code the window was built to. A quality aftermarket IGU from a local Houston fabricator will perform fine in most cases, but if the window is under a limited lifetime warranty transfer, the OEM unit is the better path. We’ll tell you which applies before you spend a dollar.

Signs Your CertainTeed Windows & Doors Is Failing
- Fog or haze trapped between the glass panes. The desiccant inside the spacer has been saturated by years of Houston humidity, and the IGU seal has failed. The glass isn’t broken — the sealed unit is. This doesn’t correct itself; the IGU gets replaced.
- The window won’t stay up when raised. This means the vinyl balance system — a spring-loaded cartridge or block-and-tackle assembly inside the side channel — has lost tension or snapped internally. Not dangerous, but a dead balance means the window slams down.
- You have to lean your body into a door to lock it. A CertainTeed entry door that drags or won’t line up is usually a sagging panel or a frame that’s absorbed moisture. In Houston, a door frame can move eighth-inch or more between an August afternoon and a January cold snap.
- The crank or handle turns but the sash barely moves. Casement and awning operators have gear mechanisms that strip over time. If you hear a grinding sound, the operator gear is already partially stripped and needs replacement before it fails entirely.
- Visible daylight at the bottom of a locked entry door. This is weatherstrip compression or threshold adjustment — not always a full door replacement. But it’s costing you cooling dollars every afternoon Houston hits 95 degrees.

AfterReplacement Cost & What’s Included

Here’s what we give every homeowner in writing before any work starts, and the numbers don’t move at the door.
| Service | Houston Price Range |
|---|---|
| IGU (glass unit) replacement, per sash | $300–$800 |
| Balance or hardware replacement, per window | $75–$250 |
| Casement operator replacement | $150–$400 |
| Entry door weatherstrip & threshold adjustment | $150–$450 |
| Full vinyl window replacement (per opening) | $600–$1,500 |
| Full window package (typical 8–12 window home) | $4,500–$15,000 |
| Full exterior door replacement | $1,500–$6,000 |
Every one of those numbers includes the part, the labor, and a written scope of work. What drives the range is glass package (single-hung versus casement, standard versus impact-rated), accessibility, and whether the frame is still sound or needs repair. If the frame is rotted — we see it in older River Oaks and Bellaire homes — the price includes substrate repair before the new unit goes in. Nothing hidden.
DIY or Call Us?
There’s a safe list and a not-safe list. Checking a window label, photographing the manufacturer’s sticker, or sliding a door to see where it binds — that’s fine, do that before you call, it helps us quote accurately over the phone. Cleaning a track, replacing a screen, tightening a handle screw — those are honest homeowner jobs.
But balance cartridges carry spring tension, and a compressed vinyl balance released the wrong way will take a chunk of finger with it. IGU replacement requires deflazing a sash without cracking the glass you’re trying to keep. And anything that involves pulling a full frame means the weather envelope of your Houston house gets opened — get that wrong and the first hard rain tells you exactly where the gap is. If it’s beyond a screwdriver, call us at (940) 289-7658. Curtis Lane and the crew will give you the scope and the number before anything comes off the hinges.
FAQs

Expect 20 to 30 years from the vinyl frame and hardware with normal use, but IGUs in Houston commonly fog between the panes at the 12-to-18-year mark because the humidity here works seals harder than a dry climate does. The frame outlasts the glass. Call (940) 289-7658 and we’ll tell you honestly whether you’re in replace-the-part or replace-the-window territory.
Some things can — a door dragging is often adjustment, not replacement, and a sticky lock is sometimes just dirt in the mechanism. But a fogged IGU or a snapped balance cartridge only gets replaced, not repaired. We won’t sell you a new window when the honest fix is a $75 part.
A single IGU or balance replacement is typically 45 to 90 minutes in-home. A full window replacement runs half a day per opening. A full-house window package in Houston usually takes two to three working days depending on access and weather.
We stock the most common balance cartridges, lock sets, pivot bars, and weatherstrips for the Brynmawr and Newport lines, along with hardware for the other brands we support — KraftMaid, Cambria, and Silestone cabinetry and surface work. Uncommon or older-series CertainTeed parts are ordered direct and arrive within a week.
