Atlas Windows & Doors: The Houston Owner’s Guide
If you’ve got an Atlas window or door with a failed part, we stock and install Atlas-compatible hardware and complete units across Houston, with most parts replaced the same day we diagnose them. Typical installed prices run $250 – $1,400 depending on the part, and a full window or door replacement on an Atlas opening lands between $4,500 and $15,000 in this market. You’ll usually know something’s failing before it fully goes: a slider that suddenly grinds, a lock that won’t throw, a sweep that’s letting daylight through at the bottom corner.
We’re an independent Houston service provider, not affiliated with Atlas, but we work on their product lines regularly and know where Atlas units show their age first. In this climate, that’s usually weatherstripping, balances, and roller assemblies on older sliding doors.
Which Atlas Models This Applies To

Atlas has run multiple series over the years, and the hardware isn’t always interchangeable across them. The most common lines we see in Houston homes are the Atlas 4000 and 6000 series windows and the Atlas French and sliding patio door lines from the mid-2000s forward. Older Atlas builders-grade units, especially those installed during Houston’s big 1990s suburban build-out, use a narrow balance shoe that’s no longer in production.
Here’s the compatibility gotcha: an Atlas 4000 sash balance will not seat correctly in a 6000-series frame channel. The shoe dimensions differ by about 1/8 inch, which is enough to bind on the first cycle. If you can’t read the etched code on the corner of the glass or the sticker on the jamb, pull the sash and measure the balance shoe width with a caliper before ordering anything. We carry both profiles on the truck.
For the OEM-versus-aftermarket decision: Atlas factory parts are still available for most post-2005 units, but lead times often run three to six weeks. Quality aftermarket equivalents, particularly window balances and door rollers, are stocked locally and last as long as the factory part in Houston conditions when the weight rating matches. We’ll give you both prices and let you decide, and our written estimate locks whichever one you choose before work starts.

Signs Your Atlas Windows & Doors Is Failing
- The sash drops or slams when you let go. That’s the balance system failing. The coil or spring inside has lost tension or snapped. It’ll only get worse, and the window becomes a pinch hazard.
- The door takes real effort to move. Rollers on Atlas sliders wear flat on one side from Houston’s fine clay dust working into the track. The door drags, the wheels grind, and the frame can start scoring the track.
- You can see daylight or feel air at the latch side. The weatherstripping has compressed beyond recovery or the door panel has sagged on its hinges. In a Houston summer, that’s money pouring straight through the gap.
- The lock won’t fully throw. Atlas window and door locks are simple mechanisms, but once the keeper plate shifts or the internal cam strips, the bolt won’t seat. That’s a security issue, plain and simple.
- Condensation appears between the panes. The insulated glass unit’s seal has failed. The fix isn’t the hardware; the sash or panel gets a new IGU. It’s the most common Atlas failure we see in homes past the 15-year mark here.

AfterReplacement Cost & What’s Included

Here’s what Houston homeowners should expect to pay for the most common Atlas part replacements, installed:
- Window balance replacement: $175 – $350 per window, including both balances and the labor.
- Sliding door roller replacement: $250 – $450 per panel, including new rollers, track cleaning, and adjustment.
- Weatherstripping and door sweeps: $120 – $300 for a complete reseal on one door.
- Window or door lock replacement: $140 – $280 per unit.
- Insulated glass unit replacement: $450 – $1,400 per sash or door panel, depending on size and low-E coating.
- Full Atlas window replacement: $4,500 – $15,000 for typical multi-window Houston projects.
The range comes down to the part, the age of the unit, and whether the frame itself is square. Our written estimate lists the part cost and the labor as separate line items, and the number on that paper doesn’t move at the door. Every repair carries the 365-Day Done Right Promise: if the work fails within one year, we return and correct it at no charge.
DIY or Call Us?
You can safely replace a door sweep, clean a track, or lubricate rollers yourself. That’s honest advice, and we tell Houston homeowners this on the phone every week. What you shouldn’t do is remove a sash with a failed balance and try to swap the internal coil without the right tools. Those springs are under real tension, and a loose coil can take a finger off. Same caution on a full door panel removal: an Atlas sliding panel can weigh 80 to 120 pounds, and once it’s off the track, it’s easy to drop or warp.
If the part is a balance, a roller, a lock, or an IGU, call (940) 289-7658. We’ll match the part to your Atlas unit, give you a written number, and most of these jobs are done on the first visit.
FAQs

In this climate, Atlas units typically last 20 to 25 years before the hardware and seals start failing in sequence. Houston’s heat and humidity age weatherstripping and insulated glass seals faster than the national average, and older Atlas hardware often reaches the end of its service life around year 15. If your unit is past that age and you’re seeing multiple failures, replacement may cost less than repeated repairs. Call (940) 289-7658 and we’ll walk you through the math on your specific setup.
Most individual Atlas failures, including balances, rollers, locks, and weatherstripping, are repairable without replacing the full window or door. Full replacement generally only makes sense when the frame is warped, the glass seal has failed on multiple sashes, or the unit is old enough that repair costs don’t justify the remaining lifespan. We’ll tell you straight which one applies to your opening. Estimates are free.
Most single-part Atlas replacements run 45 minutes to two hours on site, and we carry common parts like balances, rollers, and locks on the truck. Insulated glass units take longer because the new IGU is fabricated to your exact sash measurements, usually within a week. You’ll get a realistic arrival window and a clear time expectation before the job starts. Call (940) 289-7658 for current lead times on your part.
We stock the most common Atlas-compatible parts on our trucks and source factory Atlas components from established Houston suppliers, so you don’t have to hunt down part numbers or wait on backorders alone. We also handle parts for KraftMaid, Cambria, and Silestone installations. If a part has to come from Atlas directly, we handle the order and tracking so you’re not chasing it.
