CGI Roofing: The Houston Owner’s Guide
We stock and install CGI-compatible roofing components and panels, with most part-specific jobs in Houston running $400 – $1,800 for repair or replacement work. If your CGI panel, flashing, or fastener system is failing, we can typically match it, source it, and get it installed without tearing out more than necessary. Most homeowners discover a problem the same way: a water stain on the ceiling after a hard Houston rain, or a neighbor pointing out a lifted panel edge from the street.
CGI roofing is not something you guess at. The panels are engineered with specific profiles, gauges, and coating systems, and the wrong replacement part creates a leak path that gets worse with every storm. That’s the point of this page: to tell you exactly what fails, what it costs to fix in Houston, and when you should call us rather than climb a ladder. Curtis Lane has been reading roofing scopes in this market for over a decade, and the number one thing he tells Houston homeowners is simple: match the panel, verify the substrate, and never mix fastener types.
Which CGI Models This Applies To

CGI produces several product families, and each has its own compatibility rules. The most common line we see on Houston homes is the CGI Sentinel series, a stone-coated steel profile that’s highly rated for impact resistance but has some specific weak points in our climate, namely the ridge caps and the exposed fastener gaskets. We also work with CGI’s standing seam lines and their standard corrugated profiles for outbuildings and carports.
The key compatibility gotcha with CGI is the panel profile geometry. A CGI panel from 2012 and a CGI panel from 2022 might look identical from the ground but have different rib spacing or interlock dimensions. You cannot reliably identify them by sight. The right way is to check the manufacturer’s stamp on the underside of a removed panel, or to measure the rib height, rib spacing, and the overlap width on a clean section. If the panel is too degraded to measure, we pull the original order specs from the install documentation or match against CGI’s current production data.
On the OEM versus aftermarket question: for CGI roof panels, we always recommend OEM or CGI-spec equivalent. The stone coating color is manufactured in batches, and a third-party panel that’s “close” in color will show up as a visible patch within two years as the Texas sun does its work. That’s not a corner worth cutting on a visible roof face. For accessories like pipe boots, closures, and trim, quality aftermarket parts from brands like Z-Tape or Marco are often as good as OEM and sometimes hold up better in Houston’s heat and humidity cycles.

Signs Your CGI Roofing Is Failing
- Water staining on ceiling corners or near exterior walls. This is the classic first signal. On CGI roofs, it usually traces to a failed pipe boot gasket or a screw gasket that has perished from UV exposure. The panel itself rarely leaks; the penetrations and fasteners do.
- Lifted or flapping panel edges. Houston gets real wind, and once a fastener loses its rubber gasket, water gets under the screw head and follows it down. A flapping edge means the fastener is already loose and the substrate is wicking water.
- Granule loss in gutters or at downspout exits. Stone-coated steel sheds aggregate over time. Some loss is normal in the first year. A steady accumulation after every rain means the coating has oxidized and the steel is approaching the point where aesthetics fail, even if it won’t leak immediately.
- Rust streaks running from ridge cap or hip lines. This signals failing trim pieces or exposed steel edges. Houston’s salt air near the Ship Channel and the humidity inland accelerate this on any cut edge that wasn’t properly touch-painted after installation.
- Creaking or popping sounds during temperature shifts. CGI panels expand and contract. If you hear a rhythmic ticking on a hot afternoon, the panels have lost their thermal movement allowance, usually because the installer over-tightened fasteners or used the wrong clip spacing. Over time this fatigues the steel and cracks the coating.

AfterReplacement Cost & What’s Included

CGI-specific repair in Houston runs $400 – $1,800 for most part-level failures, depending on what’s actually wrong. A single pipe boot replacement with new flashing and sealant lands at the low end. Replacing a row of fasteners and re-seating panels across a roof face falls in the middle. A full panel replacement with trim and color matching runs toward the top of that range, and if the substrate below shows rot, we scope that as a separate line item so you know exactly what you’re paying for.
Every repair gets a written price before we touch anything. That’s The Garrison Standard: no numbers that move once the ladder goes up. You’ll see the parts cost, the labor, the disposal fee, and the tax on the line item. We pull permits when they’re needed, and our completed work carries the 365-Day Done Right Promise. If the repair fails inside that year, we come back and correct it at no charge. On CGI work specifically, we re-torque the fasteners and re-check the sealant before we call it done.
DIY or Call Us?
There are exactly two things an owner can safely do on a CGI roof: inspect a roof from the ground with binoculars, and keep the gutters clear so water doesn’t back up under the panel edges. That’s the whole list.
Walking a CGI roof is not like walking shingles. The panels are slick when wet, and Houston’s morning dew makes them wet more often than not. The stone coating hides the lap lines, and if you plant a foot wrong on a seam, you’ll crease the panel and create a new leak point while looking for the old one. The fasteners are under tension, the edges are sharp, and a fall is a serious injury. If you’re seeing any of the failure signs above, call (940) 289-7658. We’ll put eyes on it and tell you exactly what you’re dealing with, with a written price to fix it.
FAQs

A well-installed CGI roof in Houston should give you 30 to 50 years of service, but the coating system and fasteners typically need attention at the 15 to 20 year mark. Houston’s UV index, Gulf humidity, and storm-driven rain shorten the life of the sealants and gaskets faster than the steel itself. Call (940) 289-7658 if you’re at that age and want a full condition assessment.
Sometimes. Small puncture or screw-hole issues can be patched with the right sealant and a properly set fastener, but a panel that has lost significant stone coating, developed an oxidized surface, or been creased by impact needs replacement to hold up. We’ll tell you honestly which one you have and give you a written price either way.
Most part-level repairs like a boot replacement or fastener row re-seating take a single day from ladder up to cleanup. A full panel replacement with trim and color matching usually runs two days, with the second day for sealant curing and final inspection.
We carry the most common CGI-compatible boots, closures, fasteners, and sealants on our service trucks in Houston. Full panels and color-matched trim are ordered to spec once we confirm your profile and batch. We also stock parts for KraftMaid, Cambria, and Silestone for interior work, but our roofing trucks are set up specifically for CGI and comparable metal roof systems.
