Sakrete Windows & Doors: The Houston Owner’s Guide
If you have a Sakrete window or door that’s binding, sagging, or letting water in, we can match the part and install it right. In Houston, expect to pay $4500 – $15000 for full window replacement and $8000 – $25000 for impact-rated window installation, depending on opening size and the Sakrete series you’re matching. Typical turnaround is one to three days once we confirm the part spec. Most owners discover a failing unit the hard way: a door that suddenly won’t latch after a humid stretch, or a window that starts sweating between the panes and won’t clear.
We’re an independent service provider, not affiliated with Sakrete. We work on their products because Houston homes have them in the field, and because a failed window or door is a water intrusion problem waiting to happen. Curtis Lane runs our Houston operation, and he’ll tell you the same thing he tells every homeowner: straight scope, straight number, that’s the whole conversation.
Which Sakrete Models This Applies To

Sakrete’s window and door product line covers a range of residential and light-commercial units, most commonly aluminum and vinyl-framed windows with either single or double glazing. The compatibility gotcha Houston homeowners hit most often is the frame series: Sakrete’s Series 3000 units use a different extrusion profile than the Series 5000, so a replacement sash from one won’t seat properly in the frame of the other. Check the sticker on the interior frame edge or the top of the door panel. It’ll list the model/series number and the manufacturing date. If the sticker’s gone, measure the visible glass and the frame thickness. We can match from those two numbers.
OEM Sakrete parts are the cleanest match, but quality aftermarket equivalents from suppliers like Truth Hardware and Prime-Line cover most common failures: balances, rollers, latches, and weatherstripping. For full unit replacement, we order direct through distributors who carry the Sakrete line. If you’re replacing an impact-rated Sakrete unit, the new glass must meet the same Miami-Dade or TDI windstorm ratings as the original. We verify that on the spec sheet before ordering, every time.

Signs Your Sakrete Windows & Doors Is Failing
- Sash won’t stay up. The spring balance has lost tension or snapped. This is the most common Sakrete window failure we see in Houston, and it usually shows up after a cold snap or a long humid summer.
- Condensation or haze between the panes. The seal on the insulated glass unit has failed. Once inert gas leaks out and moisture gets in, the unit can’t be cleaned. It gets replaced, not re-sealed.
- Door drags or won’t latch. The slab has swelled or the frame has shifted. Houston’s humidity cycle does this to wood and even some composite doors. The fix is re-hanging or replacing the slab, not shaving the strike plate.
- Visible daylight around the frame. Weatherstripping has compressed or the frame has pulled away from the rough opening. This is a water and air leak, and it gets worse after every storm season.
- Hard to open after heavy rain. The frame is absorbing moisture. If you’re in Meyerland or along the bayous, this is a known issue with older Sakrete aluminum frames that have lost their thermal break.

AfterReplacement Cost & What’s Included

Window replacement in Houston runs $4500 – $15000 for a typical job, and impact window installation runs $8000 – $25000. The spread comes from opening size, frame material, glass package, and whether we’re replacing one unit or ten. A standard double-hung in a mid-century ranch runs on the lower end. A full wall of impact-rated windows on a two-story in Memorial runs toward the top.
Every number we give is a written price before work starts. That price includes the part, labor, flashing, sealant, exterior trim where needed, and disposal of the old unit. No adders at the door. Every completed job carries our 365-Day Done Right Promise: if the install fails within a year, we come back and make it right at no charge. That guarantee is in writing and in your hand when we finish.
DIY or Call Us?
Some things you can check without calling anyone: confirm the model number on the frame sticker, measure the visible glass, and note where the failure is happening. That saves time when you do call. But here’s the line I’d draw: removing a window or door breaks the water seal on your house. If the flashing is done wrong, you won’t see the damage for months, and by then you’re into the studs and sheathing. For any part that involves the frame, the rough opening, or the glass unit itself, this is not a weekend job. Spring-loaded balances under tension can also injure you if they release wrong. Call (940) 289-7658 and describe what the unit is doing. We’ll tell you over the phone whether it’s a parts swap or a full replacement, and what it’ll cost.
FAQs

A Sakrete window or door in this climate typically lasts 15 to 25 years before the seals, hardware, or frame start to fail. Units on western exposures or near the coast degrade faster because of UV load and salt air. Call (940) 289-7658 and we can tell you whether your unit is worth repairing or has hit the end of its service life.
Yes, if the frame is sound and the failure is isolated to a replaceable part like a balance, roller, or latch. If the insulated glass unit is failed or the frame is warped, replacement is the only fix that holds. Estimates are free, and the price is always written before work starts.
A single window swap takes one day on site. A full house of windows takes two to three days. Impact-rated orders add roughly a week because the glass has to be cut and certified to spec. We’ll give you an exact schedule in the written estimate.
We stock common Sakrete hardware: balances, rollers, latches, and weatherstripping on the trucks. For full sashes, frames, and insulated glass units, we order to spec and the part typically arrives within a week. Either way, you’ll know the timeline before we start.
