James Hardie Windows & Doors: The Houston Owner’s Guide

If you’ve got a James Hardie fiber-cement window or door that’s failing, we stock and install compatible replacement parts across Houston, with most swaps running $450 to $1,800 installed depending on the unit and what’s behind it. That’s a real number, not a placeholder. We carry it in writing before any work starts. The way most Houston homeowners find us is the same way: a door that won’t sit square in the frame after a wet spring, or a window that’s binding, leaking, or showing rot at the sill where the fiber cement meets the rough opening. You’re not imagining it. Houston’s humidity and clay soil do things to window and door openings that other climates never touch.

James Hardie makes the exterior cladding and trim systems that surround windows and doors, and while they don’t manufacture the window units themselves, their siding, trim boards, and flashings work as a system with the units installed inside them. When that system fails, water gets where it shouldn’t. We’ve been called out to Montrose, The Heights, Katy, Pearland, and Sugar Land for exactly this problem more times than we can count. Curtis Lane, our owner, reads a scope of work on this the way other guys read a box score: fast, accurate, and without missing anything in the fine print.

What this page covers:

  • Which James Hardie siding and trim products connect to your windows and doors, and how to identify what you have
  • What fails first in Houston’s climate and why
  • Real installed price ranges for replacement and repair work
  • What you can safely check yourself versus what needs a trained hand

Which James Hardie Models This Applies To

A remodeled living room with built-in shelves around the fireplace

James Hardie’s product line that interfaces with windows and doors includes HardiePlank lap siding, HardiePanel vertical siding, HardieTrim boards, HardieSoffit panels, and the HardieWrap weather barrier that sits behind all of it. The windows and doors themselves are typically made by other manufacturers: Milgard, Andersen, Pella, Jeld-Wen, Therma-Tru, and others. Our job as a renovation contractor in Houston is to make sure the James Hardie system around those units is installed correctly so the whole assembly drains water and sheds it the way it was engineered to.

One compatibility gotcha we see regularly: older homes in Houston built before about 2010 often have 7/16-inch fiber cement siding, while current James Hardie products run 5/16-inch thick. If a window or door was replaced without accounting for that thickness difference, the trim and flashing don’t line up, and water finds the gap. That’s not a flaw in the window. It’s a failure in how the surrounding materials were re-installed, and it’s one of the first things we check when a homeowner calls with a leaking window or a sticking door.

Identifying what you have is straightforward if you know where to look. James Hardie products carry a stamped code on the back or along the edge of the board when it’s removed. If the siding is still in place, we can often identify the product by the lap reveal, texture pattern, and the way the joints were flashed. Aftermarket fiber cement products exist, but for warranty consistency and a clean finish match, we default to genuine James Hardie material unless the homeowner specifically asks otherwise. The price difference on a typical window surround is minimal, maybe $40 to $90 depending on the profiles involved. That’s money well spent for a product that carries the manufacturer’s 30-year limited warranty on the siding and trim.

Signs Your James Hardie Windows & Doors Assembly Is Failing

  • Water staining or soft drywall under the window. This usually means the flashing above the window has failed or was never installed correctly. Water runs down the HardieWrap behind the siding, hits a gap at the head flashing, and seeps into the framing. The stain you see on the inside wall is the last stop in a path that started outside.
  • Siding pulling away or bulging at the window corners. Houston’s clay soil expands and contracts with moisture, and that movement translates through the framing to the siding. If the boards weren’t nailed into studs at the correct spacing, or if the joints weren’t flashed with the required clearance, the corners telegraph that movement visibly.
  • Door that sticks in summer and swings freely in winter. This is the classic Houston humidity signature. Fiber cement doesn’t absorb much moisture, but the wood framing behind it does. A door slab that binds in August and frees up in January tells you the rough opening is moving, and the fix often requires re-shimming and re-flashing the opening, not just adjusting the hinges.
  • Caulk lines cracking repeatedly within a year. James Hardie specifies a particular sealant for joints and transitions. If the wrong caulk was used, or if the joint was filled without a backer rod, the seal fails quickly against the expansion cycles we get in Southeast Texas. Re-caulking over failing caulk doesn’t fix the problem. The old material comes out, the joint gets prepped properly, and the right sealant goes in.
  • Bubbling or peeling paint at the sill or along the bottom trim board. Water is wicking up from below the bottom edge. James Hardie requires a minimum clearance between the bottom of the siding and the finished grade, and in Houston we see a lot of homes where that clearance was eaten up by flower beds, patios, or landscaping added after the original build. The fix sometimes starts with a shovel, not a hammer.

Replacement Cost & What’s Included

A whole-home remodel with the living, dining and kitchen areas opened up

For the repair scope most Houston homeowners need, here are the ranges we quote:

Scope Installed Price Range
Window trim and flashing repair (one window, James Hardie trim) $450 – $1,200
Full window surround replacement (remove and reinstall siding, trim, flashing) $1,200 – $3,000 per window
Door frame re-flash and re-trim (one door, James Hardie trim) $600 – $1,500
Complete door unit replacement with James Hardie surround $2,500 – $6,500 per door
Full window replacement (unit plus surround, standard double-hung) $4,500 – $15,000 for typical 5 – 8 window elevations

The spread in those numbers comes from what we find behind the siding once it’s open. If the framing is dry and the house wrap is intact, the job is quick and the price lands at the low end. If we find rotted studs, a failed sill pan, or termite damage that was hidden behind the trim, the scope grows and so does the number. But here’s the part that matters: the number we give you before we start is the number you pay when we finish. No change orders at the door. No “we found something” surprises that inflate the invoice. Every Bradford Remodeling Co Houston project carries a written price before any work starts, and every completed job is covered by our 365-Day Done Right Promise. If the repair fails within a year, we come back and fix it at no charge. That’s in writing. It’s The Garrison Standard, and we don’t deviate from it.

We also stock parts for KraftMaid, Cambria, and Silestone, so if your window or door repair leads into a broader remodel conversation, we’re already carrying the materials list you need.

DIY or Call Us?

This is the part where a contractor with a different playbook tells you to call a professional for everything. We don’t work that way. There are a few things you can safely check yourself, and they’ll help you talk to us or any other contractor more intelligently. Look at the caulk joints around the outside of the window or door. If they’re cracked, gapping, or peeling, that’s a visible symptom you can photograph. Check the bottom edge clearance: get down at ground level and see if soil, mulch, or patio concrete is touching the bottom of the siding. That’s supposed to be a 6-inch minimum gap above grade. Both of those checks are free and safe.

What you should not do is start pulling trim boards or prying at siding. The reason is simple: behind that James Hardie exterior is a flashing and drainage system that has to be integrated in a specific sequence. If a board comes off and goes back on wrong, you’ve turned a $600 repair into a $3,000 water intrusion claim. That’s not a scare tactic. It’s the same conversation Curtis has with his own crew before they open a wall. We’d rather have you call us at (940) 289-7658, describe what you’re seeing, and let us give you a straight answer on whether it’s worth a service visit. The estimate is free. The phone call takes five minutes.
