Atlas Home Additions & ADU: The Houston Owner’s Guide

If you’re researching Atlas home additions or an ADU project in Houston, the installed cost typically runs $45,000 – $130,000 for an addition and $90,000 – $220,000 for a detached ADU. We plan, permit, and build these projects in-house, and the price you get in writing before work starts is the price you pay. Most Houston owners land on this page because a previous contractor left them mid-project, the existing slab or framing is failing, or they need to know whether their lot can even support the addition they’re planning. You want a straight number and a straight scope. That’s what follows.

We’re Bradford Remodeling Co Houston, an independent contractor. We work with Atlas plans, Atlas-drawn additions, and Atlas-specified structural packages regularly, but we are not affiliated with Atlas or any manufacturer. What we do is build to the plan, hold the line on price, and put a one-year guarantee on every job in writing.

Which Atlas Projects This Applies To

A wide opening with a new beam where the kitchen wall was removed

Atlas home addition packages in the Houston market generally fall into three buckets: room additions (bedrooms, family rooms, sunrooms), second-story additions, and attached or detached ADUs built off Atlas-drawn plans. We also take on Atlas-specified garage conversions. The first thing we check on any Atlas scope is the foundation detail. Houston’s expansive clay soil moves, and an Atlas plan drawn for a slab-on-grade foundation in another region may need pier-and-beam adjustments here. That’s a compatibility gotcha that shows up more than you’d think.

The second thing we verify is the framing and tie-down schedule. Atlas plans often call for specific Simpson or USP connectors. If a previous contractor swapped connectors to save money, the framing may not meet the wind-load requirements for Harris County. Houston gets real storms. We don’t build to the minimum when the code and the plan disagree. We build to the plan, then bring anything questionable to you in writing before we touch it.

On materials: we build with name-brand products that have manufacturer specs and warranties we can hand you – James Hardie siding, GAF roofing, CertainTeed drywall, Therma-Tru exterior doors, KraftMaid cabinetry where the scope calls for it. No mystery materials. Every line item traceable.

Signs Your Atlas Home Addition or ADU Is Failing

  • Cracks running diagonally from window or door corners. In Houston this usually means foundation movement, not a bad paint job. Clay soil expansion and contraction puts pressure on the slab, and the drywall cracks show it first.
  • Doors that stick or won’t latch in summer. Humidity plus a shifting frame means the door was hung tight or the opening has moved. We see this constantly in older Houston additions, especially on west-facing walls.
  • Spongy floors or visible sag in the roofline. That’s a structural red flag. It can be undersized joists, water damage to the subfloor, or a load path that was never correct to begin with.
  • Moisture staining at the ceiling-wall junction or inside closets. Often it’s a soffit or flashing issue where the addition ties into the original roofline. That intersection is where leak-prone shortcuts hide.
  • Electrical outlets or switches that feel warm, or breakers that trip repeatedly. Older or under-specified panels get overwhelmed when an ADU’s load wasn’t planned correctly. We don’t want you in that situation, and we’ll tell you plainly if the panel needs upgrading before we’ll energize anything.

Replacement Cost & What’s Included

A garage converted into a guest room and home office

A full home addition in Houston runs $45,000 – $130,000 depending on square footage, foundation work, roofline complexity, and finish level. An ADU, because it’s a complete separate dwelling with its own kitchen or bath, electrical service, and often its own sewer lateral, ranges $90,000 – $220,000. Garage conversions sit between $30,000 and $80,000. These are installed prices, not parts-only figures.

What drives the range most in Houston is what’s underground. A simple slab pour on stable soil is one price. A lot that needs pier drilling, soil correction, or new drainage before we pour is another price. We survey the site, pull the plan details, and put every number on paper before we ask you to sign anything.

Every project includes permits, the full labor scope, materials, and a written 365-Day Done Right Promise. If something we built doesn’t hold within a year, Curtis Lane’s crew comes back and corrects it at no charge. That promise is in your hand before the first tool comes out. Straight scope, straight number – that’s the whole conversation.

DIY or Call Us?

For an Atlas addition or ADU, there’s no honest DIY path past the planning stage. You can measure your lot, check your deed restrictions, and pull your survey. You can read the Atlas plan set and mark your questions. But when it comes to foundation excavation, structural framing, roof tie-ins, and pulling permits – this is not weekend work. It’s also not safe work. A roof tie-in done wrong fails in the next Houston storm season, not immediately, and the damage lands on you.

What we recommend: gather your Atlas plan set, your survey, and any HOA or deed restrictions, then call (940) 289-7658. We’ll walk the lot with you, read the scope line by line, and hand you a written price. No pressure. No numbers that move at the door.
