Boral Windows & Doors: The Houston Owner’s Guide
We stock and install Boral-compatible window and door components across Houston, with most sash replacements, weatherstripping, and hardware swaps running $180 to $1,200 installed depending on the part and model. The typical call comes in when a Boral window won’t stay open, a door won’t latch square, or a double-hung has condensation between the panes. You’ll notice the symptom before you know the part name: a sash that drops when you let go, a threshold you have to shoulder the door over, a lock that takes three tries to catch. That’s where we start.
If you’re reading this, the part has probably already failed or is failing fast. Let’s sort out what fits, what it costs in Houston, and what’s safe to touch yourself.
Which Boral Models This Applies To

Boral’s window and door lines include their builder-series aluminum frames, the wood-veneer and fiberglass-clad lines sold through Texas distributors, and the impact-rated units spec’d on coastal and storm-prone jobs. The compatibility gotcha we see most in Houston: Boral’s sliding patio doors shipped with two different roller styles within the same product line depending on the year, and the older roller brackets don’t accept the newer wheels. If your sticker is gone, the reliable path is a caliper measurement of the roller housing width plus the cutout stamp on the sash side. Newer Boral units carry an AAMA label on the top of the sill and a date code on the corner of the fixed panel. That date code is worth finding. It’s the difference between a one-hour job and a wrong part ordered twice.
On the OEM versus aftermarket question: Boral’s OEM hardware is well made and exactly dimensioned, but for rollers and weatherseal it’s often double the cost of a like-spec aftermarket part that fits the same channel. We keep both, and we’ll tell you straight which one the job needs. Not every part is worth the OEM premium, and not every aftermarket part holds up in Houston’s humidity. We also stock compatible hardware for KraftMaid, Cambria, and Silestone work where those tie into the same openings.

Signs Your Boral Windows & Doors Is Failing
- Double-hung sash drops or won’t stay raised. The block-and-tackle balances or spiral springs inside the jamb have lost tension. In Houston, alloy springs lose tension faster than in drier climates because the humidity keeps grit in the channels, chewing the coil over years.
- Patio door drags or jumps the track. Roller wheels have flat-spotted or the housing has picked up dust and started grinding. A door that still slides but sounds like a cart with one bad wheel is telling you the bearing is shot.
- Condensation or fog between panes. The insulated glass seal has failed. Boral’s standard double-pane units should hold their argon fill for 15 to 20 years, but a Houston window on a west-facing wall loses that seal sooner, especially with full afternoon sun beating the frame.
- Lock or latch won’t engage without slamming. The door slab has shifted, or the keep and strike have worn out of alignment, often because the threshold housing or weatherseal compressed unevenly. Weatherstrip that’s flattened to the substrate on one side lets you see exactly where the slab is sitting heavy.
- Frame or sill shows soft spots or paint blowing off. Water gets behind the cladding and saturates the substrate. This is less a hardware problem and more a flashing or sealant failure, but it’s the problem that turns a $200 parts swap into a $1,200 frame repair if it goes unaddressed.

AfterReplacement Cost & What’s Included

In Houston, expect these installed ranges for the most common Boral parts:
- Balance or spring replacement per window: $180 – $340
- Weatherstripping, full door or window perimeter: $120 – $450
- Sliding patio door rollers, both panels: $220 – $500
- Sash hardware or lock set replacement: $95 – $280
- Insulated glass unit replacement per sash: $400 – $1,200
The spread depends on whether we’re matching an odd-met verteret size, whether the frame has to come apart to extract the old part, and whether the substrate around the opening is sound. You get a written price before the first tool comes out. That number includes the part, the labor, the disposal of the old component, and cleanup. And every completed parts replacement carries the 365-Day Done Right Promise: if the work doesn’t hold within a year, we come back and make it right at no charge.
DIY or Call Us?
Some things are safe to check yourself. Cleaning the roller tracks on a Boral sliding door: yes. Clearing hardened dust from the weatherstrip channel: yes. Inspecting the sill for cracks and failed sealant: yes. These are maintenance items, and a homeowner with a vacuum and a rag can do them well. But anything that involves removing a sash with a balance system under tension, or releasing a patio door panel from its track, is where we’d tell you to stop. A sash that lets go under spring load takes fingers off and can pull the frame wrong. Same for pulling a glass unit out of a Boral frame without the right setting blocks and a second pair of hands. The risk isn’t in the complexity. It’s in the tension you can’t see and the seal you can only fail once. Call (940) 289-7658 and we’ll tell you over the phone whether it’s a job for the truck or a job for a rag.
FAQs

Frames and glass should give you 20 to 30 years in the Houston climate, but hardware like rollers, balances, and weatherseal typically needs replacement at the 10 to 15 year mark, sooner on west-facing openings or homes within a few miles of Galveston Bay.
Sometimes yes: bent roller brackets can be trued, popped balance springs can be re-tensioned, and worn weatherseal can sometimes be shifted rather than swapped. We’ll always price the repair against the replacement and tell you which one makes sense. Call (940) 289-7658 for an honest read.
A single window balance or weatherseal swap is typically a 45- to 90-minute appointment. A patio door roller replacement or full glass unit takes two to four hours depending on frame condition and whether the old part fights coming out.
We carry common Boral balances, rollers, weatherseal, and hardware on the truck, and we order odd sizes and dated parts directly through the local Boral distributor, usually 3 to 5 business days out. If we have it on hand, we can often comp a quick stop while we’re already in your area. Call (940) 289-7658 and we’ll check the truck list.
