ES Windows Roofing: The Houston Owner’s Guide
We stock and install ES Windows-compatible roofing parts across Houston, with typical installed pricing running $400 to $1,800 depending on the component and the extent of the substrate damage beneath it. Most ES Windows roofing failures we see come down to two things: seal failure from Houston’s heat-and-humidity cycle, or flashing that was never bedded correctly in the first place. The way most owners discover the problem is a water stain on the ceiling after a hard rain, or a drip that shows up days later once the roof deck finally saturates.
ES Windows is known for their aluminum and thermally broken window and door systems, not for manufacturing roofing membrane itself. What that means in practice: the “ES Windows roofing” parts homeowners ask us about are almost always the integrated flashing assemblies, curb mounts, and sealant systems that tie an ES Windows skylight, roof window, or clerestory unit into the roof plane. Those components are specific to ES Windows profiles, and using a generic flashing kit from a big-box store will leave you with a gap that leaks in the first Houston downpour.
Which ES Windows Models This Applies To

ES Windows builds roof-facing glazing in a few distinct families, and the parts are not interchangeable across all of them. The ES Vista and ES Pure lines use integrated curb frames with a proprietary seal channel. The ES Classic skylight line, which we see most often on older Houston homes in Bellaire and Meyerland, uses a separate curb with a compression gasket that dries out and shrinks. If you have the ES Classic, the gasket is the first thing we check. If you have the Vista or Pure line, the failure is more often the exterior sealant bead at the frame-to-flashing joint.
To identify your part correctly, look for a small metal tag or etched code on the interior frame edge, usually on the hinge side. It will read something like ES-V-3040 or ES-C-2222. The first letter tells you the series. The numbers are the rough opening dimensions in inches. That code matters because ES Windows changed its curb height specification in 2019, and a curb from a 2018 unit will not sit flush on a 2020 frame. We keep both curb heights on our truck because we have learned the hard way that Houston attics do not forgive a half-inch gap.
On the OEM versus aftermarket question: for sealant and flashing tape, we use only manufacturer-specified or equivalent-grade products because the thermal expansion rates have to match the aluminum frame. For glass units, we always recommend genuine ES Windows glazing. The low-E coating and argon fill are tested to their frame system, and an aftermarket glass pack changes the sightline and the warranty. For gaskets, there are quality aftermarket EPDM options that outlast the original, and we use them when the ES part is on backorder.

Signs Your ES Windows Roofing Is Failing
- Water staining on the ceiling below the unit. This tells us water has already gotten past the flashing and is traveling along the roof deck. By the time the stain shows, the leak has usually been active for weeks. The fix is rarely just caulk; the flashing has to be pulled and the deck inspected.
- Condensation between the glass panes. The seal around the insulated glass unit has failed, and Houston humidity has gotten inside the air space. This is a glass-pack replacement, not a drying-out job. Once the desiccant inside the spacer is saturated, the fog never clears on its own.
- Visible gaps or lifted sealant around the exterior frame. UV exposure breaks down even premium sealants in four to six years in Houston. When you can see a crack or a lifted edge, water is already getting behind it. Re-sealing over old sealant does not bond, so the old bead has to be cut out and the joint cleaned before a new one goes in.
- A draft you can feel near the unit in winter. ES Windows units are thermally broken, so a draft means the gasket or seal between the sash and the curb has failed. Beyond comfort, the draft is carrying humid air into the roof cavity, and that leads to mold in the decking.
- Daylight visible around the frame from inside the attic. If you can see light, water has a path. This is the most serious symptom because it means the flashing is no longer lapped correctly, and a Houston storm with wind-driven rain will force water uphill into the opening.

AfterReplacement Cost & What’s Included

For ES Windows roofing work in Houston, we price on a written, line-item basis before any work starts. The numbers do not move at the door. Here is the range for the specific repairs we perform:
- Gasket replacement (per unit): $400 – $900
- Flashing repair or replacement: $700 – $1,800
- Glass pack replacement (per unit): $800 – $2,500
- Full curb re-bed and re-seal: $900 – $2,000
What drives the range is straightforward. If the roof deck under the flashing is rotted from a long-term leak, that substrate has to be cut out and replaced before the new flashing goes down. A gasket swap on a clean deck is the low end. A flashing job with deck repair is the high end. Every quote includes the part, the labor, the sealant, the flashing tape, and the disposal of the old material. Nothing gets added at the end.
All of our work carries the 365-Day Done Right Promise. If the repair fails within a year, we come back and correct it at no charge. That promise is in writing on every job, signed and handed to you at close-out along with the scope of work.
DIY or Call Us?
You can safely do two things yourself. First, identify the series code on your unit and keep it handy when you call a contractor. Second, clean leaves and debris off the exterior frame and the surrounding roof so water drains. Anything beyond that involves working at height on a roof, which is where we draw the line for homeowner work. Roof-fall injuries in Houston happen every year, and they happen to capable people who were “just going to take a quick look.”
The other reason to call us: the leak you can see is rarely the leak that matters. Water travels along the deck, under the felt, and down the rafter before it shows up on a ceiling. Without pulling the flashing and inspecting the deck, you cannot know the true scope. We will give you a straight answer and a written number before any tool comes out, which is how Curtis Lane runs every job. Straight scope, straight number – that’s the whole conversation. Call (940) 289-7658 and we will come look.
FAQs

In Houston’s heat and humidity, the exterior sealant bead on an ES Windows unit lasts five to eight years, and the interior gasket lasts seven to ten. The glass unit itself typically lasts fifteen to twenty years before the seal fails. We recommend an inspection every three years so a $400 gasket replacement does not become a $1,800 flashing and deck repair. Call (940) 289-7658 to schedule a free estimate.
Yes, in most cases a failed gasket, sealant bead, or flashing can be repaired without replacing the entire unit. The exception is a failed glass pack, which requires replacement because the insulating seal cannot be restored once the desiccant is saturated. We always quote the repair path first and only recommend replacement when the frame or curb is structurally compromised. Call (940) 289-7658 for an exact assessment.
A gasket replacement takes one to two hours. A flashing repair with deck remediation takes four to six hours on site. Glass pack replacement is usually a one-day job, provided the glazing unit is in stock or arrives undamaged. We schedule the work around Houston weather so the opening is never left exposed overnight. Call (940) 289-7658 to get on the schedule.
We keep the most common gaskets, sealants, and flashing materials for ES Vista, ES Pure, and ES Classic units on our trucks, along with both the pre-2019 and post-2019 curb heights. Glass packs are ordered per unit because the coating and sizing are model-specific. We can also source parts for homeowners doing KraftMaid, Cambria, or Silestone adjacent work, but ES Windows roofing is what we handle daily. Call (940) 289-7658 and we will confirm the part we need before we arrive.
