IKO Home Additions & ADU: The Houston Owner’s Guide

IKO home additions and ADU projects in Houston typically run $45,000 – $130,000 for a completed addition, and $90,000 – $220,000 for a full ADU build. We’re an independent Houston contractor, not affiliated with IKO, but we work with IKO-specified framing, sheathing, and roofing products on a regular basis. Most homeowners reach out to us when an existing addition starts showing signs of failure: a roofline sagging at the tie-in, a door that won’t close after a wet spring, or drywall cracking along the seam where old structure meets new.

What you need first is a straight read on what’s actually failing. Curtis Lane has spent over a decade running crews in Houston, from gut-rehab kitchens in Montrose to full structural repairs after storm season. His rule is simple: the scope gets read before the number gets quoted. That means we identify whether the issue is structural, moisture-related, or cosmetic before a single tool comes out.

Which IKO Models This Applies To

IKO is primarily known in Houston for asphalt shingles, underlayment, and roof decking products rather than framed additions themselves. When we talk about IKO home additions and ADUs, we’re talking about additions built with IKO-specified roof assemblies: IKO Dynasty or Cambridge shingles over IKO StormShield or RoofGard underlayment, flashed and tied into the existing roofline. The part that fails is rarely the shingle itself. It’s the transition.

Here’s the compatibility gotcha most homeowners miss: IKO’s heavier laminated shingles require specific nailing patterns and deck preparation that differ from three-tab products. If an original addition was roofed with three-tab and someone patches it with an IKO laminate without re-decking or re-nailing to spec, you get a visible seam that lifts in Houston’s wind and rain. That’s not an IKO product failure. That’s an installation shortcut. On the ADU side, the same principle applies: the roof-to-wall tie-in and flashing details are where water enters and where failures begin.

For OEM versus aftermarket decisions, the rule we give Houston homeowners is simple. For underlayment and flashing, use IKO-matched or spec-grade equivalents, not generic big-box products. The cost difference on a $60,000 addition is maybe $400, and the failure difference is a five-year leak versus a twenty-year roof.

Signs Your IKO Home Additions & ADU Is Failing

  • Ridgeline dipping at the tie-in. If the original roof and the addition roof don’t run on a continuous plane, the ridge beam or rafters at the connection point are settling. In Houston’s clay-heavy soil, this is almost always a foundation or framing issue, not cosmetic settling.
  • Doors in the addition binding or sticking after rain. Humidity is the Houston constant. When a door frame swells and won’t close, it usually means the addition wasn’t properly flashed or the decking under the door is pulling moisture. A door that goes from fine to stuck in one season is telling you something structural.
  • Cracking at the drywall seam where old meets new. Small hairline cracks are normal in the first year as framing dries. A crack wider than a quarter-inch that reappears after repair means differential settlement between the original slab and the addition footing.
  • Water staining on the ceiling of the addition, not the original house. This points to the flashing detail where the two roof planes meet. Houston gets 50-plus inches of rain a year, and a flashed transition that’s even slightly off will show itself within two seasons.
  • Shingle granule loss concentrated only on the addition roof. If the addition is losing granules faster than the main roof, the decking underneath was likely installed with inadequate ventilation or the wrong underlayment. IKO shingles need proper attic airflow to hit their rated lifespan.

Replacement Cost & What’s Included

A garage converted into a guest room and home office

Here’s where the numbers get real.

Scope Houston Price Range
Full home addition (400-800 sq ft) $45,000 – $130,000
ADU construction (complete build) $90,000 – $220,000
Garage conversion to living space $30,000 – $80,000
Roof replacement on existing addition $8,000 – $20,000
Structural repair at addition tie-in (as part of larger scope) Included in addition pricing above

What moves the number? Foundation type, electrical service capacity, permitting fees through the City of Houston, and whether the addition requires engineered drawings. A 400-square-foot ground-floor bump-out on an existing slab is a different animal than a second-story addition over a pier-and-beam crawlspace. Every Bradford estimate includes a written line-item scope. The price is in writing before any work starts, and it doesn’t move at the door. That’s The Garrison Standard, and it’s non-negotiable.

Every completed project carries the 365-Day Done Right Promise. If something we built fails inside that year, Bradford comes back and corrects it at no charge. The guarantee is written, signed, and handed to you at close. Along with the warranty, we pull permits, pass inspections, and leave the job site clean. Substrate, soffit, rough-in: we use the real terms and then explain what they mean so you never feel talked past.

DIY or Call Us?

Here’s the honest split. Some things an owner can check safely: loose or missing shingles visible from the ground, water stains on the ceiling, doors that stick, wall cracks you can photograph and monitor. Document what you see. Take pictures from three angles. That helps us triage before a site visit.

What you should not do is get on a ladder and start pulling shingles or prying flashing on a roof transition, especially in Houston’s heat. A roof that’s been baking at 140 degrees softens shingles and makes footing unstable. The tie-in between an addition roof and the original roof is the single most dangerous place on a house to DIY. Moisture gets in at that seam, and if you open it without properly re-flashing, re-decking, and re-underlaying, you’ve turned a $1,200 repair into a $9,000 problem. That’s not a guess. We’ve seen it.

If you’re seeing any of the signs above, call (940) 289-7658. We’ll have Curtis walk the scope with you, tell you what’s actually wrong, and put the number in writing before you commit to anything.
