Moen Home Additions & ADU: The Houston Owner’s Guide
When you’re planning a home addition or ADU in Houston and you want Moen fixtures in it, the installed cost typically runs $45,000 – $130,000 for a standard addition and $90,000 – $220,000 for a full ADU, depending on square footage, foundation work, and finish level. We install Moen fixtures across every project we build, from kitchen faucets in a garage conversion to full bath suites in a detached ADU. Most homeowners find us when they’re pricing a project and realize the fixture allowances in their bid are vague; they want a real number on Moen hardware before the first wall goes up.
Here’s what you should know before you spend a dime: Moen fixtures are not a line item you tack on at the end. They’re part of the rough-in and trim schedule, and getting them specified correctly changes how the plumber sets valves, how the cabinets get built, and how the final inspection goes. Curtis Lane has been running crews in the Houston market for over a decade, and he’ll tell you the same thing he tells every client: straight scope, straight number, that’s the whole conversation.
Which Moen Models This Applies To

Moen’s residential line breaks into three families that matter for additions and ADUs: the M-PACT common valve system, the standard cartridge fixtures, and the newer smart-connected models like the U by Moen shower. The M-PACT system is the one you need to understand before rough-in begins, because the valve body gets set in the wall months before you pick a trim kit. You can swap trim styles later without opening the wall, but only if the plumber knows at rough-in that M-PACT is the spec.
For a Houston ADU, the compatibility gotcha is water pressure. Moen cartridges are rated for 20 – 80 PSI. Older neighborhoods inside the Loop and parts of Spring Branch run at 90 – 110 PSI from the city main. Without a pressure reducing valve at the meter, you’ll blow through cartridges and get dripping fixtures inside a year. We spec a PRV on every addition where the static pressure tests over 80 PSI. It’s a $250 – $400 part installed, and it saves you from replacing a Moen cartridge every six months.
As for OEM versus aftermarket: Moen’s own cartridges carry a lifetime warranty against leaks and finish defects, and they’ll ship replacements free. Aftermarket cartridges cost half as much up front, but the tolerances are looser and you’ll feel it in the handle play. On a $90,000 ADU, saving $40 on a cartridge is false economy. We install Moen OEM parts and register the fixtures with Moen so the warranty is active in your name.

Signs Your Moen Home Additions & ADU Is Failing
- Low water pressure at one fixture only. That’s almost always a clogged aerator or a failing cartridge. If you pull the aerator and clean it and pressure is still weak, the cartridge seats are worn and restricting flow. In Houston’s hard water, mineral buildup accelerates this by a factor of two compared to softer-water cities.
- Hot water takes forever to reach a new addition. This is a plumbing layout issue, not a Moen defect. Long runs from the water heater mean 60 – 90 seconds of cold water before warm arrives. A recirculation pump or point-of-use heater fixes it; Moen makes fixtures that work with both.
- Handle gets stiff or hard to turn. Mineral deposits are building up inside the cartridge body. This happens faster in Houston because our water sits at 8 – 12 grains per gallon of hardness across most of Harris County. A $35 cartridge replacement restores it; ignoring it leads to a broken handle stem.
- Dripping after the fixture is off. The cartridge’s ceramic discs aren’t seating. On a Moen fixture, this is usually sediment scoring the disc surface. It’s a replace item, not a clean item.
- Water hammer when you shut off a Moen faucet quickly. That’s not the fixture failing; it’s the water lines. The Moen mechanism closes fast and exposes weak pipe strapping. We strap every line within 12 inches of the fixture on our additions, because Houston homes built before 2000 often skipped this step.

AfterReplacement Cost & What’s Included

For a home addition in Houston with Moen fixtures spec’d throughout, you’re looking at $45,000 – $130,000. An ADU runs $90,000 – $220,000. The range is driven by foundation type (pier and beam versus slab), whether the existing panel has capacity for a new subpanel, and how much plumbing stack work the addition requires. Moen fixtures themselves represent $1,500 – $6,000 of that total depending on bathroom count and whether you’re using M-PACT valves or standard trim.
Every Bradford Remodeling Co Houston project gets a written price before any work starts. That number includes demolition, rough-in, drywall, installation, fixture trim, and final inspection. It does not move at the door. If a Moen fixture fails inside the first year, the 365-Day Done Right Promise means we come back and correct it at no charge. The Garrison Standard is what we call this, and it’s in writing on every quote you’ll get from us.
DIY or Call Us?
You can safely replace a Moen aerator, a showerhead, or a cartridge yourself. Moen cartridges come out with a plastic tool they include, and the process takes 15 minutes. Where DIY goes wrong in Houston is the rough-in. Setting a Moen M-PACT valve in a wall is not a swap; it’s copper or PEX work inside a stud cavity, and if the depth is off by half an inch the trim kit won’t seat and the wall comes back open. We’ve corrected enough DIY rough-ins in Montrose and the Heights to say this plainly: if the wall is open, call (940) 289-7658 before you close it.
For a shower valve replacement that doesn’t require opening the wall, Moen’s M-PACT design lets most trim swaps happen from the front. That’s a one-visit job for us, and we keep the common cartridges and trim kits on the truck in Houston, along with PRVs and recirculation pumps for the pressure and hot-water issues we see most.
FAQs

Moen cartridges typically last 8 – 12 years in Houston water conditions before the seats wear or mineral buildup causes stiffness. The finish on Moen metal fixtures carries a lifetime warranty, and the cartridge carries the same. With a PRV installed to manage city pressure and a water softener or conditioner for hardness, you can expect 15 years or more from a well-maintained fixture. Call (940) 289-7658 if you’re pricing a replacement, and we’ll give you the installed number.
No. Moen cartridges are sealed ceramic-disc units and are not serviceable. The fix is replacement, and the part retails for $25 – $50 depending on the fixture line. We install OEM Moen cartridges and handle the warranty registration so future replacements from Moen are free. The labor is the real cost, and it’s a short visit in most Houston homes.
The fixture trim and cartridge installation happens at the end of construction, usually in one or two days per bathroom. What takes time is the rough-in earlier in the project. Setting valves, running supply lines, and pressure-testing happens during the framing and plumbing phase, weeks before trim goes on. On a full ADU build in Houston, the Moen-specific work spans two to three days of labor across rough-in and finish.
We keep standard Moen cartridges, aerators, showerheads, and common M-PACT trim kits on the truck for service calls across Houston. Specialty finishes and the U by Moen smart shower line are typically ordered and arrive in three to five business days. If you’re not sure which cartridge your fixture takes, call (940) 289-7658 and we’ll help you identify it over the phone.
