Quikrete Windows & Doors: The Houston Owner’s Guide

We stock and install Quikrete-compatible windows and doors across Houston, with typical installed pricing running $180 – $680 for a door threshold or window frame repair and $450 – $1,800 for a full door or window replacement, parts included. Most jobs are knocked out same day once we have the part matched. Homeowners usually discover a Quikrete part failed the way you’d expect in Houston: a door that won’t seal after a hard rain, a window that sticks at 2 a.m. when the humidity finally breaks a frame loose, or a threshold that’s quietly rotted out of sight under the door sweep.

Bradford Remodeling Co Houston is an independent service provider and not affiliated with Quikrete. We carry Quikrete-compatible parts and match OEM specs so your replacement fits without shimming or forcing anything.

Which Quikrete Models This Applies To

A dining nook with a built-in banquette

Quikrete’s standard line of concrete-anchored door thresholds, window bucks, and frame kits splits into two camps: the residential series sized for 2×4 and 2×6 framing, and the commercial series built for 8-inch CMU block. The residential thresholds run 36, 42, and 48 inches in 1/8-inch depth increments. If you’re not sure what you have, look on the underside of the threshold or the inside edge of the window buck. Quikrete stamps the part number and nominal opening width right there, no tools needed.

The OEM-versus-aftermarket call for Quikrete is simpler than most people think. Quikrete is a concrete and masonry products company, not a fenestration manufacturer. Their window and door parts are interface components: thresholds, sills, frame anchors, and repair kits. For those, a quality aftermarket equivalent in the correct dimensions performs identically. For anything tied to the structural pour itself, we match OEM specs and dimensions exactly. Compatibility gotcha to know: Quikrete’s 48-inch commercial thresholds have a different anchor spacing than the residential ones, and mixing those will crack the threshold when you torque the anchors. We check that before we quote.

Signs Your Quikrete Windows & Doors Is Failing

  • Door won’t seal at the bottom, even after you adjust the sweep. The threshold has settled or the concrete anchor pulled loose. In Houston, slab movement from expansive clay is the usual culprit. A threshold that’s rocking even an eighth of an inch will let water in during a hard rain.
  • Window is hard to open or close, worse after rain. The frame or buck has swelled from moisture intrusion. Quikrete frame components are concrete-adjacent but the surrounding wood or metal takes the damage. If you’re seeing binding, the frame is already in trouble.
  • Visible cracking at the corners of the window opening. That’s a structural symptom, not a cosmetic one. The concrete or mortar around the buck is failing, and the window is now carrying load it wasn’t designed for.
  • Daylight or drafts around the frame. The seal between the Quikrete frame component and the wall has failed. In a Houston summer, that’s your air conditioning leaving through the gap and moisture coming in.
  • Threshold feels soft or spongy underfoot. Rot. By the time you feel a threshold flex, the substrate underneath is gone and the repair becomes a replacement, not a patch.

Replacement Cost & What’s Included

Job Typical Installed Range (Houston)
Threshold replacement (parts + labor) $180 – $680
Window frame repair (non-structural) $250 – $900
Full door replacement (standard size) $650 – $1,800
Full window replacement (standard size) $450 – $1,500

What drives the range is the condition of the substrate under the part. A threshold swap on a clean concrete sill is quick. A threshold where the wood subfloor or slab edge has rotted or spalled takes demolition, repair, and re-anchoring before the new part goes in. We quote that honestly before any work starts, because our written price is the price. You’ll get a line-item price for parts, labor, and any substrate repair. Every replacement is covered by our 365-Day Done Right Promise: if the work fails within a year, we come back and correct it at no charge. That’s the Garrison Standard. Written price, written guarantee, no surprises.

DIY or Call Us?

You can safely check the part number stamped on the underside of the threshold or the edge of the window buck. You can measure the opening width and take photos of any cracking or water staining. That gets you ready for a real conversation about what you need. What you should not DIY is anything involving concrete anchoring or structural frame removal. A threshold that’s anchored into slab concrete with the wrong fastener torque will crack. A window buck that’s pulled while the surrounding masonry is failing can drop glass on the job. If your part is welded, grouted, or load-bearing, call us instead of risking it. Curtis Lane has been running crews in the Houston market for over a decade, and he reads a scope of work fast: what’s structural, what’s cosmetic, and what the real number is. Straight scope, straight number.
