Toto Home Additions & ADU: The Houston Owner’s Guide
We stock and install Toto-compatible fixtures and hardware for home additions and ADU builds across Houston, with typical installed home addition work running $45,000 – $130,000 and full ADU construction at $90,000 – $220,000. Same-day replacement on common Toto rough-in valves, fill valves, and flush assemblies is usually available when we have the part on the truck. Most owners discover a problem when a new addition’s bathroom starts running constantly, the flush feels weak, or a shower valve won’t hold temperature. You don’t need to know the part number. A photo of the model stamp on the tank lid or behind the trip lever gets us most of the way there.
Bradford Remodeling Co Houston is an independent contractor. We’re not a Toto dealer or factory service center, and no one here is going to pretend otherwise.
Which Toto Models This Applies To

Toto builds across several series lines, and the compatibility gotchas are real. The Drake, Drake II, Ultramax, Aquia, Nexus, and Legato lines share some internals but not all. A 1.6-gallon-per-flush Drake from 2008 takes a different fill valve than a 1.28 GPF Drake II made after 2014. The Aquia’s tower-style flush assembly is not interchangeable with the flapper setup in a Drake. If your Houston addition or ADU is plumbed with a Toto Washlet seat, the electrical rough-in matters as much as the water line, and converting from a standard seat to a Washlet means a dedicated GFCI outlet near the bowl.
The fastest way to identify what you’ve got is the model stamp inside the tank or under the tank lid, plus the date code stamped into the porcelain. Toto date codes read year then month. A “1403” means March 2014. Take a picture of the stamp and the flush mechanism. You’d be surprised how often someone orders a fill valve for an EcoPower flushometer toilet that actually needs a commercial-grade part, not the residential valve in the big box aisle.
OEM Toto parts carry a one-year manufacturer warranty and generally last longer than generics. For fill valves and flappers, Fluidmaster and Korky make legitimate aftermarket equivalents that meet Toto’s spec. For anything inside the flush tower on an Aquia or Nexus, we recommend OEM. The cost difference is $10 to $30 and the aftermarket fit is not always clean.

Signs Your Toto Home Additions & ADU Is Failing
- Constant running or ghost-flushing. The flapper or tower seal has hardened and no longer seats. Houston’s hard water accelerates mineral buildup on the seal edge, which is the single most common cause we see in ADUs across the city.
- Weak or incomplete flush. The fill valve is under-filling the tank or the jet holes under the rim are clogged with scale. In tankless Toto models, this points to a failing pressure-assist cartridge.
- Water seeping around the tank-to-bowl gasket. That gasket breaks down with age and the constant humidity swings in unconditioned ADU spaces during Houston summers. The porcelain itself is rarely the problem.
- Porcelain hairline cracks at the mounting bolts. Overtightening during the original install or shifting after a slab foundation moves. Houston’s clay soil expands and contracts hard; we see bolt-crack failures regularly in older garage conversions.
- Washlet seat losing heated water or not warming. The heater element or inlet filter has failed. Houston’s water carries sediment that clogs the small inlet screen on Toto Washlet units faster than Toto’s baseline spec assumes.
None of these failures mean the toilet is junk. Most of them are a $25 to $180 part and an hour of labor. But ignoring a constant-running toilet in a new ADU means a water bill that tells on you every month.
Replacement Cost & What’s Included

For Toto parts alone, a fill valve runs $15 – $40, a flapper assembly $10 – $25, a flush tower assembly $35 – $90, and a full tank rebuild kit $50 – $140. Installed labor in Houston typically brings a simple fill valve or flapper swap to $120 – $220 total. A full flush mechanism rebuild with tank pulled and inspected lands around $200 – $400. If the issue sits inside a new home addition’s bathroom that was just roughed in and something failed early, we look at that differently than a 12-year-old toilet in a garage conversion.
Every replacement we do includes a written price before we start, the part shown to you before it goes in, and the 365-Day Done Right Promise on the labor. If the repair fails inside a year, we return and correct it at no charge. That’s the whole point of The Garrison Standard: nothing verbal, nothing vague.

AfterDIY or Call Us?
Replacing a fill valve or flapper on a Toto Drake is a reasonable DIY task if you’re comfortable shutting off the angle stop and pulling the tank-to-bowl bolts. Toto publishes clear instructions, and the parts are widely available. What we’d caution against: converting a gravity toilet to a Washlet without a dedicated circuit, or trying to repair a pressure-assist tank without releasing the pressure canister first. A pressure-assist cartridge under load can throw water hard enough to hurt you. That job is not worth a Saturday afternoon.
Most of the time, the call is about speed and certainty. You want the right part the first trip. Call our office at (940) 289-7658, tell whoever answers what model you’ve got and what it’s doing, and we’ll have a tech head your way with the right parts on the truck.
FAQs

With proper installation and routine flapper replacements every 4 to 6 years, the porcelain on a Toto toilet lasts 30 or more years, while the internal working parts typically need replacement every 5 to 8 years in Houston’s hard water conditions. Mineral scale shortens seal life compared to softer-water markets. Call (940) 289-7658 if yours is showing early wear.
Hairline cracks can sometimes be sealed with an epoxy repair, but any crack that runs through a mounting point or spreads under load means replacement, since a tank under water pressure will eventually fail and flood the room. We’ll tell you straight which camp yours falls into and give you a written price either way.
A standard fill valve or flapper replacement takes 30 to 60 minutes on site, and a full flush tower rebuild with tank removal runs 1 to 2 hours. Most Houston-area homeowners can get same-day service when we have the part in our truck inventory.
Our trucks carry common Toto fill valves, flappers, tower seals, and Washlet inlet filters, along with equivalent parts for KraftMaid, Cambria, and Silestone products used in ADU kitchens and baths. If your model takes a specialty part we don’t stock, we order it direct and schedule the install the day it arrives.
